Villa Semi lies peacefully in Mergenli near Ortaca, surrounded by pomegranate and lemon orchards and looking out onto the mountains around Dalyan. Here the day starts with fruit from the garden and ends with a film in your own cinema room.
4 bedrooms sleep up to 10 guests. The outdoor pool is completely secluded, and the indoor pool, heated on request, makes the villa a treat in spring, autumn and winter too. Every room is air-conditioned.
We rent out the villa ourselves – personal, straightforward and without booking fees.

Mergenli, near Dalyan
The villa sits on the edge of the small village of Mergenli (Ortaca) in south-west Turkey, between Dalyan and Dalaman. To the east a plain of pomegranate and citrus orchards opens up, to the west rise wooded hills – quiet and rural, well away from main roads.
And yet everything is close: İztuzu Turtle Beach is about 15 minutes away, the Blue Flag beach at Sarıgerme and the river village of Dalyan with the rock tombs of Kaunos about 25–30 minutes. Dalaman Airport is roughly 35 minutes by car.

İztuzu – Turtle Beach
approx. 15 min
4.5 km of fine sand between the sea and the Dalyan delta – one of the most important nesting beaches of the loggerhead turtle in the Mediterranean. A bathing beach by day; from May to September it is closed at night from 8 pm to 8 am for the turtles. The DEKAMER sea turtle rescue centre is right on the beach.
Sarıgerme & Baba Island
approx. 30 min
A long sandy beach with a Blue Flag – in 2026 for the 20th year in a row – and accessible facilities. Some 600 m offshore lies the uninhabited island of Baba Adası, reachable by boat or canoe and known among divers for its underwater tunnel.
Dalyan & the rock tombs
approx. 25 min
The river village on the Dalyan channel looks out onto the royal tombs of Kaunos, carved into the cliff (4th–2nd century BC). Boats of the local cooperative glide through the reeds to İztuzu Beach, Kaunos, the mud baths and Lake Köyceğiz. Weekly market on Saturdays.
Ancient Kaunos

Silting has left this Carian port city on the west bank of the channel some 8 km from the sea. Highlights include a theatre for around 5,000 spectators, the harbour and the acropolis. From the landing stage it is a 15–30 minute walk.
Mud baths & Sultaniye hot spring

Bathe in sulphurous mud on the west bank of the channel – a fixed stop on the boat tours. On the south-west shore of Lake Köyceğiz, the Sultaniye spring bubbles up at 39 °C and has been used since antiquity.
Lake Köyceğiz
approx. 45 min
A lake of around 52 km² in the Köyceğiz-Dalyan protected area, home to more than 120 bird species and stands of the rare oriental sweetgum. In Köyceğiz: lakeside promenade, boat trips and a weekly market on Mondays.
Göcek & the 12 Islands tour
approx. 45 min
From this yachting village on an island-studded bay, day boats head for the Yassıca islands, Tersane Island with the ruins of an abandoned settlement, and quiet swimming coves. Note: the route passes through the toll-charged Göcek tunnel.
Fethiye & Ölüdeniz
75–100 min
Fethiye tempts with the Lycian rock tomb of Amyntas, its fish market and the abandoned village of Kayaköy. A little further on lies the lagoon of Ölüdeniz – where tandem paragliders land after launching from Babadağ, almost 2,000 m high.
Saklıkent Gorge
approx. 2 h
Several hundred metres deep and only about 2 m wide at its narrowest: from around April you can explore some 4 km of the gorge on foot – partly through ice-cold spring water. A day trip with a touch of adventure.

Grade 2–3 white water in the forest behind Dalaman, roughly from May to October. Operators usually collect you and bring you back – ask them about the current route.
Tip for self-caterers: weekly markets with fruit and vegetables from the region – Ortaca on Fridays, Dalyan on Saturdays, Dalaman on Thursdays, Köyceğiz on Mondays.

Frequently asked questions
When can I check in and out?
Check-in is from 15:30, check-out by 10:30. Other times can be arranged individually if bookings allow.
How does booking work?
Choose your dates and send a booking enquiry – its status is “under review” at first, and you can withdraw it free of charge until we confirm. We check availability and send you the reservation confirmation within 24 hours. After confirmation, a deposit of 30 % of the total price is due within 7 days and the balance no later than 30 days before arrival. If arrival is sooner, the full amount is due at once, at the latest on the day before arrival.
How can I pay?
You can pay by bank transfer (prepayment). Amounts, deadlines and payment details are listed in your reservation confirmation.
What is included in the price?
Water, electricity and Wi-Fi as well as bed linen and towels (changed weekly) are included. Final cleaning is included for stays of 7 nights or more; for shorter stays it costs €75. Heating the indoor pool costs €25 per night – please let us know at least 3 days before arrival.
Is there a security deposit?
Yes, a security deposit of €250 is due on arrival. It is refunded on departure if everything is in order.
Can I use the indoor pool all year round?
Yes, the indoor pool can be heated – so the villa is a great choice in spring, autumn and winter too. It measures 6 × 3 m and is 1.60 m deep. Heating the indoor pool costs €25 per night – please let us know at least 3 days before arrival.
How do I get to the villa?
Dalaman Airport is about 35 minutes away by car. We recommend a hire car – and we’re happy to help arrange a transfer.
How do I redeem a voucher?
When booking, click “Redeem a voucher code” and enter your code. The discount is applied to the price straight away.
Are pets allowed?
Unfortunately, pets are not allowed in the villa.
What if I need to cancel?
The following scale applies, based on the total price: up to 60 days before arrival: free of charge; up to 30 days before arrival: 50 % of the total price; thereafter and in case of no-show: 100 % of the total price. You will find all details in our rental terms.
