1. Contract
By submitting the booking form you make a binding booking enquiry; it initially has the status “under review”. The rental contract is concluded when we confirm the reservation to you by email. Until we confirm, you can withdraw your enquiry free of charge at any time, e.g. by email. The landlord is: [to be added].

2. Payment
After confirmation, a deposit of 30 % of the total price is due within 7 days and the balance no later than 30 days before arrival. If arrival is sooner, the full amount is due at once, at the latest on the day before arrival. Payment is made by bank transfer (prepayment). Amounts and deadlines are stated in your reservation confirmation.

3. Security deposit
A security deposit of €250 is payable on arrival. It is refunded once the villa has been returned in good order.

4. Arrival, departure and occupancy
Check-in from 15:30, check-out by 10:30. The villa may be occupied by a maximum of 10 people.

5. Cancellation by the guest
Cancellations must be declared in text form (e.g. by email). The following charges apply, based on the total price:

- up to 30 days before arrival: 50 % of the total price
- thereafter and in case of no-show: 100 % of the total price
6. No right of withdrawal
There is no statutory right of withdrawal for holiday accommodation rented for a specific period (§ 312g (2) no. 9 German Civil Code). The cancellation terms above apply.

7. Vouchers
One voucher may be redeemed per booking. Vouchers cannot be exchanged for cash. Gift vouchers are valid for three years; any unused remaining value can be redeemed until they expire.

8. Consideration and liability
Please treat the villa, the garden and the neighbourhood with consideration. Smoking indoors, pets, parties and events are not permitted. Use of the pools is at your own risk; children must be supervised. The guest is liable for damage caused through their fault.
